Building Enclosure Commissioning: Core Concepts

Envelope commissioning (BECx), now required by the International Energy Conservation Code, LEED, ASHRAE 90.1 and 189.1, and other building performance systems, is a process used to verify that the exterior enclosure meets or exceeds the expectations of the owner. Using case studies from projects in the Washington, DC, area, this presentation discusses why and how owners commission their projects.

During this session, Andrea DelGiudice will review the process as defined in ASTM E2813--Standard Practice for Building Enclosure Commissioning. This standard establishes two enforceable levels of BECx and includes the owner project requirements, as well as defined and enforceable levels of BECx. The standard also includes requirements for the abilities and competencies of the commissioning provider. We'll define these terms and talk about what the providers should bring to the process.

Andrea provides enclosure commissioning and peer review services for the evaluation and design of aluminum curtain wall, storefront, and sloped glazing assemblies; aluminum, wood, and vinyl windows; cast stone, natural stone, clay brick and concrete masonry; precast and cast-in-place concrete; and fluid- and sheet-applied waterproofing, air barriers, and roofing. On existing structures, she assists with the investigation and design development of historically significant projects in Washington, Philadelphia, Baltimore, and Richmond. Ms. DelGiudice is actively involved in ASTM Committee E06.55.09 - Exterior Enclosure Commissioning and currently serves as the Technical Contact for ASTM E2813 "Standard Practice for Building Enclosure Commissioning".

After attending the course, participants will be able to:

  • Describe the Building Enclosure Commissioning (BECx) standard;
  • Describe the processes included in BECx through project phases, including Predesign, Design, Preconstruction, Construction, and Post-Occupancy;
  • Summarize what is included in ASTM E2813, Standard Practice for Building Enclosure Commissioning, and what functional performance testing is required for Fundamental BECx under ASTM E2813; and

  • Identify the “Core Competencies” for a BECx Provider.
